Monterrey is the city where UGC stops feeling like social media and starts feeling like a supplier relationship. The money is corporate, the buyers are procurement literate, and the creators who do well here look and behave like small businesses.
A corporate market, not an influencer market
Some of the largest companies in Latin America are headquartered in Nuevo Leon: beverages and retail, cement and steel, industrial groups, banks and insurers. Add the nearshoring wave that filled the industrial parks along the Saltillo and Apodaca corridors, and you get a client profile that barely exists elsewhere in Mexico.
That profile changes the brief. A corporate marketing team does not ask for a viral idea. It asks for six variants of a product explanation, delivered on a date, with the legal line included and the logo shown at a specific second. It pays well and it comes back every quarter, provided you deliver like a supplier.
The consumer side is strong too. San Pedro Garza Garcia has some of the highest household incomes in the country, which supports premium fitness, aesthetics, restaurants, cars, real estate and private education. All of them advertise heavily on Meta and TikTok and all of them need fresh creative every month.
What sells here
- Industrial and B2B: plants, logistics, safety equipment, software for operations. Explaining a technical product in plain language is a rare skill and it is paid as such.
- Fitness and aesthetics: gyms, supplements, dental and cosmetic clinics. Monterrey has a visible fitness culture and the category buys proof.
- Automotive and mobility: dealerships, accessories, insurance, car care.
- Food and restaurants: from carne asada culture to premium delivery and specialty coffee.
- Real estate: apartment towers and developments sell through video walkthroughs all year.
- Retail and convenience: chains headquartered here test creative constantly.
The professional bar is higher
Two things get you rejected in Monterrey faster than anywhere else: not being able to invoice, and being vague about deadlines. A supplier registration process is normal here, and a purchase order is common. Have your SAT registration current so you can issue a CFDI, keep a rate card in a document you can send, and answer with a specific delivery date rather than soon.
Expect the standard withholding: when you invoice a company, part of the amount is retained and paid to the SAT for you, so the deposit is lower than the invoice total. Corporate clients also pay on their own terms, often fifteen to thirty days after the invoice is accepted, which is one of the reasons a deposit before shooting is a sensible policy.
Rates
Monterrey pays above the national average and expects more polish for it. A single video for a local business commonly runs 1,000 to 2,000 pesos. With a solid portfolio, 2,500 to 6,000 pesos per video. Corporate packages of five to ten videos, with usage rights for paid media, sell between 15,000 and 40,000 pesos.
Proximity to Texas adds a second market. Plenty of creators here bill American companies in dollars for Spanish language content aimed at the United States Hispanic audience, and those rates start where the local premium ones end.
How to enter
Choose one industrial or service category and one consumer category, then build four pieces for each. For the corporate side, film a product explanation that a non specialist can follow, and show it as proof that you can handle a technical brief. Send it directly to the marketing lead with a rate and an availability window.
