In real estate, video does not replace the visit: it filters it. A well filmed property receives fewer visits and closes faster, because whoever comes already knows what they will find.

Why the walkthrough sells faster than photos

Photos lie unintentionally. Wide angle enlarges rooms, the order of images hides the layout, and nobody knows what is behind the door that is not shown.

A continuous walkthrough, walking from the entrance to the back without cuts, solves all of that. It is uncomfortable for the seller and excellent for the buyer, which is why it works.

What buyers really check

The real layout

How one room connects to another. It is the information no photo conveys.

The light at a specific hour

Saying "filmed on a Tuesday at three in the afternoon" is worth more than saying "very bright".

The noise

Opening the window and letting the street be heard. It sounds risky and generates immediate trust.

The real condition

Damp, joinery, floors. Hiding it only moves the problem to the visit.

The surroundings

The street, the shops, how long it takes to reach transport. In Argentina the neighbourhood weighs as much as the property.

Which creators to hire

For individual properties, someone who can film spaces with stable movement and natural light.

For developments, a different format works better: the testimonial of someone already living there. A neighbour describing what the building is like two years on converts more than any render.

And for short term rentals, hire creators who resemble the target guest, not architecture photographers.

The brief that produces good material

Include: which rooms must be shown without cuts, at what hour to film, what to mention about the surroundings, three hooks and the list of what cannot be claimed.

That last point matters. Floor area figures, the property's legal situation and financing terms are sensitive information, and communicating them badly has consequences.

The Argentine calendar

The peaks are summer for short term rentals, and March and September for sales and long term rentals, when family and school cycles move.
