Costa Rican real estate has a buyer almost no other market has in that proportion: someone living outside the country, who has never visited the property, and who will make a decision worth tens of thousands of dollars based on a video.

Why the walkthrough sells to someone who has never visited

Photos lie unintentionally. Wide angle enlarges rooms, the order of images hides the layout, and nobody knows what is behind the door that is not shown.

A continuous walkthrough, walking from the entrance to the back without cuts, solves all of that. For a foreign buyer, it is the only way to genuinely understand what they are buying.

What that buyer really checks

  • The real layout, without cuts. The information no photo conveys.
  • Access. How you get there, whether the road is paved, whether a four wheel drive is needed. In Costa Rica this is the variable that causes the most surprises.
  • The immediate surroundings. What is within two hundred metres: shop, school, clinic, beach. A foreign buyer does not know the area.
  • Utilities. Water, electricity, internet, mobile signal. Outside the metropolitan area, this is a serious and legitimate doubt.
  • The real condition. Damp, timber, roofing. Hiding it only moves the problem.

Video in English, the decision that sells most

If your target buyer is American, Canadian or European, content in Spanish does not compete. It is not a translation question: the buyer needs to understand legal and practical nuances in their own language.

A walkthrough narrated in English, mentioning access, utilities and surroundings, is the most profitable asset in the sector and almost nobody produces it.

The brief that produces good material

Include: which spaces to show without cuts, at what hour to film, what to mention about access and utilities, three hooks and the list of what cannot be claimed.

That last point matters a great deal here: title status, building permits and the conditions for purchase by foreigners are sensitive information that is not improvised.
