Real estate video in Mexico has gone in the wrong direction for years. Drone footage and wide angle lenses sell the listing to the agent, not to the buyer, and buyers have learned to distrust both.
The phone walkthrough beats the production
One continuous shot, walking through the property at normal speed, in the order somebody would actually enter it. No music, no cuts, no wide angle distortion. It looks less impressive and it generates far better qualified visits because nobody arrives surprised.
Wide angle lenses are the core credibility problem
Every buyer has now arrived at a viewing and found a room half the size the photos suggested. Filming at a normal focal length is a competitive advantage precisely because so few listings do it.
Show what the listing hides
The street, the noise, the stairs, the parking, the state of the building's common areas. Naming a real drawback earns enough trust to carry the rest of the video, and it filters out people who would have walked away at the door.
Rental and sale are different videos
A renter cares about what is included, how quickly they can move in and what the deposit is. A buyer cares about structure, documentation and the neighbourhood in ten years. Using one video for both wastes it on both.
Local context matters
Water supply, security, whether the building has a generator, how the neighbourhood behaves at night. These are ordinary Mexican questions, and an agent who answers them on camera is doing something almost nobody else does.
