A photograph can be true and still mislead. It says nothing about what really decides: the layout, the light at a specific hour, and what you can hear.

Why a filmed tour sells faster than photographs

Because it answers in the right order.

A series of photographs forces the buyer to rebuild a floor plan mentally, and they almost always get it wrong. A continuous tour gives them the layout in one go: which room leads to which, how many steps from the kitchen to the living room, where the bathroom is.

The practical result is simple: fewer physical viewings, but better qualified ones. That is time saved for everybody, sellers included.

What the buyer actually checks

Five points, and the price is not one of them.

The real layout, filmed with no cut inside the rooms. Fast cutting reads here as concealment.

The light at a specific hour, stated on screen. A south-facing living room at midday and the same room at six in the evening are two different homes.

The noise, as described above.

The real condition: the cracks, the damp in a corner, the windows, the visible wiring, the boiler. What is hidden will be found, and always at the worst moment.

And the building and its surroundings: the entrance, the stairs, the lift, the street, what happens around it.

Which creators to hire

Somebody methodical, not somebody spectacular.

This category asks for neither style nor music. It asks for a steady hand, a slow pace, a consistent order from one tour to the next, and the discipline not to hide flaws.

Check three things: do they film continuously, do they keep the live sound, do they show ordinary homes and not only exceptional properties.

What is never filmed

Three things, without exception.

The occupants' personal belongings, family photographs, the post. People present without written agreement. And security arrangements: locks, alarm, access to the building.

Plan too for the owner's written agreement to distribution, with the duration, and what happens once the property is sold.

What is checked beforehand, never in the video

Everything to do with law and surveys.

Information obligations, the statements to include in a listing, the compulsory surveys, the rules applicable to property advertising and marketing depend on the property and the region. They are checked with the competent authority and with a lawyer before anything goes live.

The creator comments on neither taxation, nor yield, nor price movements: their video shows a home, not an investment.

What is said during the tour

The floor, the lift, the charges, the orientation and the distance to the first shop.

What loses trust

A wide angle that inflates the room, added light, a shot that skips a room without saying so.

The brief that produces good material

Short, and identical from one property to the next.

Imposed order of sequences, length, hour of the shoot, three noise recordings, a shot of the building and the street, and the list of what must not appear.

A consistent order has a valuable side effect: buyers who watch several of your tours know where to find the information, and they watch more of them.
