Photos lie unintentionally. Wide angle enlarges rooms, the order of images hides the layout, and nobody knows what is behind the door that is not shown.

The mandatory disclosures

This is the specifically French point, and it is not improvised.

A property listing must carry regulated information: floor area, the energy performance assessment, the fees and how they are split, and in some cases further statements. A video acting as a listing does not escape those rules.

Give the creator the exact figures and the wording to use, and have the piece reviewed before it runs. That is what separates usable content from content that has to be taken down.

For an individual property, someone who can film spaces with stable movement and natural light.

For new build developments, the testimonial of a resident two years on converts more than any render.

The French calendar
